Rental Application Requirements
Thank you for your interest in a Davis Group rental property. Please review the requirements below before applying. Every person age 18 or older who will live at the property must submit an application.
Application and screening fee
The application screening fee is up to $50 per applicant. We review completed applications in the order received and charge a screening fee only when an application is considered. We provide an itemized receipt and refund fees when required by California law.
Credit and rental history
Our standard minimum credit score is 600. We also review relevant credit and rental history, including payment history, outstanding housing-related debts, and prior evictions. Please provide up to three years of rental history and accurate contact information for available rental references. If you have less than three years of rental history, provide the history you have.
Income and supporting documents
Household gross monthly income must generally be at least 2.5 times the monthly rent. For applicants using a government rental subsidy, this standard applies to the portion of rent the household is responsible for paying. We consider all lawful, verifiable sources of income.
Please provide documents appropriate to your income source, such as recent pay stubs, benefit statements, tax returns, or other reliable proof of income. We may request bank statements when reasonably needed to verify income or available funds. PDFs are preferred; contact us if you need another way to provide documents.
Pets and assistance animals
Pet policies vary by property. Please tell us about any household pets so we can confirm the property's pet policy. An approved pet may require a refundable $300 pet deposit, provided the total security deposit remains within California's legal limit. Assistance animals are considered through the reasonable accommodation process and are not subject to pet deposits or pet rent.
Lease term
The standard lease term is one year. A six-month lease may be available for certain properties with approval.
